EPC Rule Changes:
- Currently, the minimum required EPC rating is “E” for all private rental properties.
- In 2030, new EPC regulations for landlords in England and Wales will require all rental properties to have a minimum EPC rating of “C”. The government aims to have as many privately rented homes as possible upgraded to EPC “C” or equivalent by 2030, with new tenancies needing to meet the standard by 2028.
- Buy-to-Let Landlords need to start thinking about how they can increase their property’s EPC rating to at least a “C”.
What is an EPC?
- It stands for “Energy Performance Certificate” and it measures the energy efficiency of a property on a scale of A to G.
- The most efficient homes will be in Band A and the least efficient homes in Band G.
- It reports on energy usage, carbon dioxide emissions, the amount of carbon emissions, energy the property uses and level of energy efficiency.
- For a home to be sold or rented in the UK, it is legally required to have an EPC. The certificate is then valid for 10 years.
Obtaining an EPC:
- An EPC is available from an accredited Domestic Energy Assessor, usually at a cost of approximately £100.
- The EPC will then be given a grading of A to G.
- Use the EPC register to check your property’s current EPC Rating.
Why is an EPC so important & what are the implications for Landlords?
- Currently, a rental property must have a minimum of an E-Rating on it’s EPC.
- Changes that are due to come into force in 2030 mean landlords’ rental properties will need to have an EPC rating of C or better.
- The new regulations apply to new tenancies in 2028, followed by all tenancies from 2030.
- Landlords should ACT NOW whilst there are grants still available. When the new thresholds become law, landlords could face up to £30,000 per property if they fail to meet EPC standards.

- This is part of the government’s work to try and meet a target of net-zero for carbon emissions by the year 2050.
